site at 3800 Willow in the Deep Ellum district of Downtown
Dallas. Plans include developing the property into 54 “for
sale” townhome units. The zoning is Deep Ellum Planned
Development #269, which allows for residential, office,
retail and/or industrial uses with very flexible development
guidelines. The site is also within the boundaries of the
Deep Ellum Public Improvement District and also the newly
formed Deep Ellum Tax Increment Financing District.
The neighborhood surrounding the property has seen significant investment over the last several years. Across the street from the property are several recent developments including 1) the Mitchell Lofts project - a historic renovation into 79 high-end loft rental units. 2) the former DP&L power station - converted into 3 luxury loft condominiums that sold at prices from $400,000 to $600, 000 3) 3803-3831 Commerce St. - an 8-unit townhome development that sold at prices from $400,000 to $585,000 4) 3800 Willow - a historic renovation of approximately 30,000 sf into loft office space that is now 100% occupied.
